The term “building inspector” is often a self-issued title and, with the exception of a few states, there is very little regulation in this rapidly growing industry.
On the other hand, Professional Engineers are licensed by the state in which they practice, and they:
- Have completed an accredited, degreed engineering program;
- Have four years of work under the direction of other engineers;
- Passed a comprehensive two-day exam;
- Are bound by a code of ethics and state law to practice only in areas where they are qualified.

The difference between an Engineer and a Home Inspector:
- Home Inspectors are not Licensed Engineers.
- Engineer is not a generic term and an Engineer has formal education requirements and a 16 hour licensing exam requirement.
- Only Licensed Engineers can evaluate Structural Systems, Mechanical Systems, Electrical systems and recommend corrective actions.
- At Schmitt Engineering we recommend corrective actions and we provide an expected cost for the recommended actions.
- ASHI- The American Society of Home Inspectors provides certification for non engineer home inspectors through a short course (usually a week or two.)
- By New York State Law an inspector cannot give an opinion as to the adequacy of any structural system or component. If a Home Inspector finds a deficiency in any system the inspector must refer you to an engineer for evaluation and necessary corrective action.
- Schmitt Engineering is qualified to provide an accurate evaluation of a property and to fully determine the condition of the property.
